The subject property is conveyed surface
only and is therefore subject to reservation of mineral rights, full mining
privileges, release from any and all damages to vegetation of all kinds, trees,
etc., which may at any time accrue on account of smoke, fumes, gasses, or other
substances, if any, from the mining, smelting and other operations of Tennessee
Chemical Company, its successors and assigns and for that purpose, there is
reserved a perpetual easement to the property.
